A 124-acre portion of Universal’s studio property that houses some of the outdoor
production sets will become a new and unique neighborhood with an iconic sense of
place, a connection to cinema and the opportunity for a simplified life.
The soul of this neighborhood is its unique setting with varying topography that
becomes an impressive backdrop for three eclectic modern villages, a town center,
parks and a system of hiking trails. A "Great Street" will connect all of these
elements and become the vibrant spine of this interconnected residential community.
The town center will allow neighbors to walk instead of drive to dining, shopping and
daily errands with up to 100,000 square feet of neighborhood-serving retail. The
residences will vary in height from 2 - 6 story townhomes and stacked lofts to 8 - 12
story residential buildings situated into sections of the hill in order to be sensitive to
the views of our existing neighbors. The design of the neighborhood retains over 35
acres of open space, parks, trails and hiking paths and enables approximately 2,900
residential units to be placed throughout the 124 acres. The result will be a forward
thinking design with architectural variety, connected by an interwoven system of
green spaces and areas of tranquility.
Honoring Universal's Legacy:

- Backlot Sculpture Park. Iconic pieces from the backlot no longer utilized in productions find a home in this park that honors the property's past.

Respecting Our Neighbors:
- Relocate outdoor sets and production away from neighbors.
- Create a new North/South “Great Street” from Forest Lawn Drive to Coral Drive.
- Provide a landscaped buffer below Blair Drive.
- Place higher buildings in lower portions of hill to be sensitive to views.
- Maintain over 35 acres out of the 124-acre neighborhood as publicly accessible active recreational areas and walking trails, sitting gardens and green belts.
A Model in Sustainable Green Development
Designed to integrate the best in environmental development practices, Universal
Village will meet Leadership in Energy & Environmental Design (LEED) certification
standards. Plans include features to reduce stormwater runoff, retain significant
open space, promote transit and utilize sustainable construction materials and
design methods.
